Three ways owners structure it

$0 down, terms to 20 years
Plans range from short one-month bridges to 20-year terms. The goal on every plan is the same: a monthly payment at or below what the system saves you, so the switch never squeezes the budget.

The dual-loan structure
The smart move many owners pick: finance the WaterFurnace unit over 5 to 6 years, and the ground loop separately over up to 20. The loop will outlive the house, needs no maintenance unless disturbed, and becomes your permanent access to free energy. Long money for the permanent asset, short money for the equipment.

Built around a 25-year life
The US Department of Energy puts geothermal system life at 20 to 25 years, roughly double a furnace and AC pair. Whatever term you choose ends long before the equipment does.
The incentives come off before the loan starts
The 30% federal credit, and in Maryland the $3,000 grant and REC income, all shrink the number you finance. Your proposal shows the monthly payment next to the monthly savings so the comparison is one line long.
